Are we in a sellers market or a buyers market?
6 months' supply of homes on the market for sale is considered a healthy, balanced market.
Fewer than that and it's classed as a sellers' market -- buyer demand exceeds housing supply coming to market = potential for bidding wars, price increases if prepared and marketed correctly.
More than 6 months' worth of homes on the market at one time indicates that it's a buyers market -- supply exceeds buyer demand, which puts downward pressure on pricing, and even more scrutiny will be given to your homes by buyers during these periods as well.
No matter the inventory levels, make sure to take care of all deferred and needed repairs and maintenance items ahead of selling to ensure your home stands out amongst the crowd and impresses buyers as a good, solid value. Nothing that makes a buyer say "no thanks" faster than them uncovering (hidden or not) defects or periodic maintenance that's been ignored or put off.

Have you sold a home before? Whether your answer is yes OR no, chances are, some things have changed in recent years when it comes to buying or selling your home.
For example, since the rise in popularity of social media sharing and platforms like Pinterest, buyers' expectations for their new homes have risen dramatically.
They're willing to pay a premium for hardwood floors (anything but carpet!!), and walls freshly coated in one of the trendy designer neutrals (NOT AGREEABLE GREY, I PROMISE -- that ship has sailed), and painted kitchen cabinets over 90s-2000s oak & maple stained wood, and classic subway tile backsplash or bathroom wall tile over more expensive stones or glass. See, I'm already trying to save you money!
All of these suggestions are very neighborhood and price-point specific, so reach out to me in advance of these big projects to get my take on what's worth it vs. not when it comes to spending money on improvements at home -- my goal is to help you spend the least amount of money while gaining the biggest buyer appeal = bottom line impact.
