Before You Spend Your Zestimate, Let’s Check the Math
Looking up your house on Zillow is a perfectly respectable hobby. Mentally spending the equity before checking the numbers? That can get expensive.
Get Your Real-World Home Value CheckMaybe your Zestimate has you shopping for a smaller place with a bigger travel budget. Or maybe it’s convinced you that moving isn’t financially possible.
Either way, that number deserves a reality check before it starts making decisions for you.

A starting point, with some homework attached
A Zestimate is an automated estimate. Even Zillow says it isn’t an appraisal. It can be a useful starting point, but your moving budget needs more homework.
Why did the number change after the house was listed?
Zillow uses a home’s listing price as one of the inputs in its estimate. That means the Zestimate can change after a property goes on the market. The house didn’t necessarily gain or lose tens of thousands of dollars overnight. The information going into the estimate changed.
Around Oak Park-ish, the details matter
Two homes can have the same bedroom count and square footage but offer very different things to buyers. Condition, layout, updates, location, and the work a buyer will need to take on all deserve a closer look.
And “updated kitchen” is doing a LOT of work in some listings.
Choosing comparable sales takes more than finding nearby houses with matching bedroom counts.
Would the same buyer seriously consider both properties? What differences would affect what they’re willing to pay?
We also need to look at the homes buyers can choose from right now. Recent sales help tell the story, but current competition matters, too.
What would you actually walk away with?
Your potential sale price and your available moving money are two different figures. Mortgage payoff, selling expenses, preparation, and moving costs all belong in the conversation.
If the estimate is too high
You could end up planning your next chapter around money you won’t actually have.
If the estimate is too low
You might dismiss a move that could work once you’ve checked the local numbers.
You don’t need to be ready to list your house to get clearer information. Sometimes checking the math is how you figure out whether you even WANT to move.
Let’s give that number a reality check.
